The Islip Town Planning Board has approved a plan to re-zone a large parcel of land in Holbrook to allow the construction of "Islip Pines."
The development is expected to create 3,000 local permanent jobs and 1,600 construction jobs. The plan includes the construction of office space, residential apartments, a movie theater, restaurants and sports fields for local kids. 
Some local groups feel the development will affect Islip's south shore downtowns. 
Bill Etts, a furniture store owner, and other members of the Sayville Chamber of Commerce say the proposal will destroy their businesses and the fabric of their community.
The plan will go to the Islip Town Board for a vote. There is no set date on when the vote will happen.
