Nevins Landing becomes latest high-rise in Gowanus skyline as part of Gowanus Wharf project

The project will feature 668 homes with 25-30% of those units at permanent affordable and deeply affordable levels, starting at just over $1,000 a month.

Nevins Landing is the latest addition to the growing Gowanus skyline following a rezoning effort that brought the largely industrial area the ability to build high-density housing.
The project will feature 668 homes with 25-30% of those units at permanent affordable and deeply affordable levels, starting at just over $1,000 a month.
The unit will feature a north and south wing and will sit right on the canal when it opens, including a park space along the canal open the public and amenities for residents including a gym, pool, mini golf and even a basketball court available to tenants, once the full Gowanus Wharf Project complex is complete.
Current plans from developers Charney and TAVROS include the Union Channel, Nevins Landing and Douglass port properties, with a completion date of 2026. The current project promises 2,200 new units of housing with hundreds of permanent affordable units. An additional property was also purchased by developers in 2025 and could mark the fourth unit as part of the project and will have 1,000 units inside, but has yet to break ground.
"It's an enormous dent in the housing supply that needs to happen in Brooklyn," said developer Justin Pelsinger, of Charney Companies, speaking of Nevins Landing.
"Adding housing supply and creating that opportunity for people who cannot otherwise afford it is the best thing in the world," said Pelsinger.
"We take pride that we are creating mixed-income housing that everyone across walks of life can enjoy," said Colin Rankowitz, partner at TAVROS.
Pelsinger tells News 12 that similar to the already open Union Channel building just up the road, the building will have a majority of multibedroom units designed for families, with the amenities being shared by all tenants of all properties throughout the units.
"We know people who leave for the suburbs want the space, and so the more efficient design lets us have these larger amenities like pools, outdoor roof lawns and co-working space," he said. "You could lift weights in the gym in one building play basketball in another and then go in the pool of the third and have access to this entire community."
Tenants will be able to access all amenities throughout the properties, with the goal of fostering intra-building programming and community.
He says the units plan to have in-unit training and classes, including for the upcoming mini golf and basketball court spaces of future units.
"We want people to feel they have space for their kids to run around, while still being in this incredible neighborhood," he said.
Units at the Nevins Landing, and Douglass Port properties are expected to be listed on the NYC Housing Connect website when construction wraps up in 2026.
