HOLBROOK - Holbrook business owners are worried that a plan for new retail shops will hurt their bottom line.

Serota Properties wants to develop 135 acres on Sunrise Highway and Route 454 into Islip Pines, a mixed-use property for retail stores, housing and green space.

Small business owners claim the proposed retail space would hurt their business and want the land used for industrial development. Civic groups oppose the retail aspect of the plan because of the traffic it could bring.

The property, which is zoned for industrial development, has sat vacant for 25 years. The property owners say they have not been able to find a buyer interested in using the land for industrial purposes.

The Islip Town Board has approved the environmental review for Islip Pines. The plan will now go to the Suffolk County Planning Commission.
