Concerned Lynbrook residents say a planned 200-unit apartment complex doesn't belong in their community, but the developer sat down with News 12 to answer questions about his plans.
The proposal would build the complex at the corner of Earle Avenue and St. James Place near the Long Island Rail Road station.
Residents like Alan Pawelsky and Elizabeth Gaudet say their concerns include impacts on the school system and school taxes, parking, traffic and congestion. They say they've been left in the dark about the development.
"Our elected officials in Lynbrook, they will not answer our questions," says Pawelsky.
"I have a lot of questions, we don't know anything about it," says Gaudet.
Developer Anthony Bartone sat down with News 12 at his Farmingdale office. He says the apartment complex with be predominately studios and one-bedrooms, so he doesn't anticipate a burden on the school system. Rents will be up to $3,800 a month, and the building will include 10 percent workforce housing for people earning approximately $77,000. As for traffic, part of the "Cornerstone plan" includes building a multilevel parking garage nearby for 400 vehicles.
"We are Long Island-based. We understand with change comes anxiety. We get that," says Bartone. "Our residents are already in the downtown, they don't have to drive to the train station, they don't have to drive to downtown. It creates that vibrant energy in the downtown where you have foot traffic, people walking, window shopping, shopping and dining in town."
Bartone says he will be submitting an application to the Nassau IDA. Under a pilot agreement, he will get tax breaks, but he says the new property would generate $500,000 in taxes, instead of the current $25,000.
The Village of Lynbrook mayor wouldn't comment on the plan. A public hearing on the proposal has been rescheduled for Nov. 19.
